When getting ready to show your home to potential buyers, there are some things that you can do around the house to make it more appealing. If you invest just a little time and money, your home will have the potential to sell much quicker.

The Exterior

Mow your lawn each week during the marketing period, or as often as needed. Keep it watered in the summer, and fertilize it to give it lushness. Also, be sure to rake up any leaves or debris that may make the lawn look messy and unkempt.
Edge your lawn along the sidewalks in both the front yard and back. This will give your lawn a more finished and neat appearance.
Plant fresh flowers in your front lawn, to add charm and warmth.
Trim all of your shrubbery and trees, to give them a well-groomed look.
Replace and clean shutters, gutters and downspouts, as necessary.
Repaint the exterior of the house and trim, as needed.
Replace cracked windows and torn screens in windows and doors.
Check that all gates work properly, and repaint as necessary.
Be sure that all locks are in proper working order.

The Interior

Repaint interior walls that may be heavily fingerprinted or worn.
Have the carpeting and draperies cleaned.
Check the plumbing for any drips or leaks, and repair them.
Clean bathrooms, and check the caulking around the bathtub, if needed, refresh the caulking.
Organize closets so they are clean and uncluttered.
Place pleasant potpourri or candles around the house, to add a subtle and soft fragrance to the house.
Stack all extra items in the garage, basement and attic along the walls, so that the floor space can be easily assessed.
Put away any excess appliances for the kitchen, so that counter space can be seen.
Pre-pack items, so that the house does not look cluttered, and the rooms can be seen for the size they really are without the clutter.
Rearrange furniture to show more floor space, if necessary.
Clean your home from top to bottom. Dirt and wear can only detract from the true beauty of your home.
