Selling Your Home

Your home is probably the most valuable possession you will ever sell. No matter the reason for selling your home, it can be a very emotional and trying time without the right help. Licensed Realtors® have the training and marketing tools to help make your experience much more enjoyable. The right experience and tools can help you to find the ever-elusive "right" buyer for your home. Many prospective buyers also work with real estate companies in the hope that their Realtor® can help them to find just the right house for them. Your Realtor® will be the one that makes sure that yours is the house they want by using their refined marketing skills.

One of the first things a Realtor® will do is help you price your home. You may have the belief that by pricing your home higher, you can later lower your price, and thus, get the maximum price for your home. This can be a mistake. Buyers, usually, shop around before buying. If you market your home effectively, they will become aware of the value of the home you are selling and appreciate it for what it is.

A Realtor®, when using the "Multiple Listing Service" ("MLS,") can conduct a comparative "market analysis" on your home. The Realtor® can advise you on the additional value, or deficit, of your home's special features and factor those into the equation. Your agent will develop a comprehensive marketing plan once the listing agreement is signed. Your Realtor® will, most likely, put your home in the MLS. Other Realtors® will then be aware of the property and may bring prospective buyers to view it. Ask your Realtor® if they will prepare "cooperative agent showing instructions" as well as highlight and fact sheets. These will help other Realtors® to communicate the unique features of your home.

Realtors® also network between offices; many conduct open houses, and suggest ways to improve activity. Professional networking is very important to the successful sale of your home.

Your Realtor® may also recommend incentive programs. These programs may include assistance with the down payment or closing costs for the buyers. Seller's inspections and home warranties may also give the buyer the confidence to offer more, or agree to a fast settlement.

A Realtor® will also help you screen buyers. Your Realtor® will be your intermediary with buyers, and will give your response to any offer. You will be informed of all offers, large or small, that come in on your property.

Also, only you can decide if you should buy a home before selling yours first. Keep in mind, it can weaken your negotiating position when selling. Stretching yourself too thin can add extra stress and financial burden, leaving yourself open to settle on an offer you really don't want.

Another option you have is to sell the house yourself. Real estate circles refer to this as an "FSBO," ("For Sale by Owner.") Don't run out and hammer a "For Sale" sign into the front lawn just yet. First, ask yourself if you will have the time to dedicate to selling the house. Can you handle the phone calls, schedule appointments, and show the house at any time? Does discussing money, particularly while negotiating a fair price for your house, make you uncomfortable?

If you decide that you would like to give it a shot first, then go ahead and give it a try, but remember, Realtors® have advertising and marketing tools at their fingertips; they also have access to the Multiple Listing Service. If things don't go the way you planned, then, don't forget that a qualified Realtor® is waiting for your call and ready to help you any way they can.
